Jacksonville’s Affordable Apartment Complexes Revamped by Eastside Community and Nonprofit

JACKSONVILLE, Florida – Currently, a significant renovation project is underway at two troubled Eastside complexes in Jacksonville, benefiting around 100 families residing in affordable housing.

The News4JAX I-TEAM has been actively investigating the conditions at these sister complexes over the years.

In September, a commitment was made to renovate the buildings located approximately a mile from the Jaguars stadium. The complexes have been rebranded as Townsend and Boylan Flats, formerly known as Eastside Terrace and Gardens.

Previously plagued by substandard living conditions, recent efforts have led to visible improvements such as well-maintained lawns, absence of litter, and newly planted trees.

While the current renovations may seem modest, the focus is on exterior painting and various other enhancement projects. This progress not only uplifts the residents but also shows promise for the broader community.

For Derrick Connor, who is involved in the renovation work, this project holds personal significance.

“This transformation will catch the eye of passersby and define the community. Witnessing a long-overdue change after 50 years is truly remarkable,” expressed Connor.

Both Connor and Taurus Gordon, another worker at the complex, have deep roots in the community, having grown up in the vicinity. They are personally invested in the restoration efforts.

Gordon shared, “It’s truly an honor. Having a job right at home where I can step out and start working is incredibly convenient.”

The revitalization project has brought in numerous local contractors to breathe new life into these long-neglected complexes, which have faced issues like rodents, insects, mold, and structural concerns.

After government intervention and a hefty fine of \(600,000 imposed on the previous owner, the complexes were sold for \)6 million to the local nonprofit LIFT JAX and Joined Development. This transition paved the way for much-needed enhancements.

Currently, crews are refurbishing individual units meticulously while also working on tasks like pressure washing and stairwell repairs.

Despite the positive progress, some elderly residents remain skeptical due to numerous unfulfilled promises over the years.

Nevertheless, the recent transformations have sparked hope for a brighter future among the community members.

Avery McKnight, a fourth-generation Eastsider and the President of the Eastside Legacy Business Council, highlighted the positive impact of the ongoing work on the community.

“I am actively involved in community upliftment through the ‘withintrification’ model, fostering local workforce development. My primary initiative, ‘On the Clock, Off the Block,’ showcases the transformative power of hard work,” McKnight affirmed.

Meanwhile, progress continues on 5th Street with the ongoing renovation of Debs Grocery Store, a development set to bring economic opportunities and employment prospects to the area.

The store is scheduled for a spring opening, promising further growth and prosperity for the community.
